Once I have gathered all the important information on your home, I will put together a Comparative Market Analysis (CMA) detailing the recent sold properties in your area and an estimated value of your home.
The next step is to schedule a time to meet face-to-face. This will allow me the opportunity take an in-person tour of the property, evaluate the condition and make any adjustments to the initial market report. I will also go over my marketing plan and address any questions or concerns you may have. We can then decide whether or not we are a good fit and come to a mutual agreement to work together.
Once you have hired me, I will review the contracts with you and let you know about all the required disclosures the state of Virginia has as a requirement when selling your home. We will also go over important contract details such as the listing date, any repairs that you would like to make and create a timeline to help keep us on track on accomplishing your goals. This is also when we will establish the list price.
Getting Ready to List
The next step is to start preparations based on your timeline. I will create a checklist of things we all need to do to get ready for the market to ensure your home showcases in the best light and in conjunction to your goals. This process includes any agreed upon repairs, cleaning & decluttering, staging if applicable & professional photography.
Finding the Buyer
When the listing date has arrived, your home will be listed on the MLS and I will launch my comprehensive marketing plan that I have created specifically for your home. Agents and their buyers will start requesting to view your home in person. During our consultation, we will establish a showing plan to make this process as smooth as possible. When you start receiving offers I will will share the details of the offers with you and point out the strengths and weaknesses of the offer. If multiple offers are received, I will provide a detailed spreadsheet helping you to compare each offer side-by-side. You will have the opportunity to accept, counter or reject any offer that is received. I will use my expert negotiating skills to ensure you receive the best possible offer.
Under Contract
Once you and the buyer have come to a mutual agreement on the terms of the offer and all parties have signed, the buyer will start the process of proceeding to closing. This includes officially starting their loan application, conducting inspections and requesting repairs. During this time I will ensure the buyer is adhering to any deadlines within the contract, remain in communication with all parties involved to ensure everything stays on track for a smooth closing, negotiate repairs and assist in getting repairs completed if needed.
